Display Energy Certificates
Part of the 2012 Energy Performance of Buildings Directive, a DEC is required for all public buildings with a gross internal floor area (GIFA) of over 250m2.

Energy Saving Opportunity Scheme
ESOS was introduced in 2014 as part of the EU Energy Efficiency Directive and requires all Non-SMEs in the UK to carry out an energy audit of their operations every 4 years.
A qualified ESOS Lead Assessor is required to carry out the audit and the next compliance period starts on the 31st December 2022 with a deadline for submission
December 2023.

Commercial Energy Performance Certificates
EPCs are required during the sale, tenancy or construction of any commercial building. They can also be required as part of a solar scheme or other renewable energy project, in order to demonstrate energy performance and secure the higher rates of incentives.
Minimum EPC requirements came into affect from April 2018, where all buildings are required to achieve at least an F rating.

Air Conditioning Inspections
Part of the 2012 Energy Performance of Buildings Directive, an Air Conditioning Inspection (TM44) is required to be carried out on all buildings that have air conditioning systems with a rated output of more than 12 kW.

Inspections are required to be carried out at least every 5 years by an independent and accredited energy assessor

Failure to provide a ACI report on request can result in fines of £300 per offence (building / unit) and further penalties can be issued until a compliant report is in place.
